The Racket Club (4500 Northlands) has sat in limbo for decades, and we finally have a chance to turn it into homes for the people who keep Whistler running. When Council rezones land or allows extra height/units, the landowner owes the community a “give-back” called a Community Amenity Contribution (CAC). A CAC can be cash or built amenities; here, the majority should be housing. We’re asking Council to capture that value now and lock it to year-round, employee-restricted rental—secured by a legal covenant on title so the homes can’t drift into nightly rentals or luxury product later.
Our one-line ask is simple: move the file forward, lock most of the CAC to employee housing by covenant, and set a 5–10 year delivery schedule with public milestones. The Racket Club site is central, serviced, and too important to keep idle; tying the rezoning’s value directly to worker homes—with a binding covenant and a clear delivery clock—puts renters first and turns a long-stalled lot into real doors for locals.
